The purpose of this book is to shed some light on the process of purchasing income producingproperty and to introduce you to a technique of making money derived from public informationavailable in the Probate Court System, that not one in one hundred people are aware. In otherwords, I will explain in detail two different ways of making money using real estate as thevehicle. The first and most popular way being of investing is to purchase real estate to hold for the longterm. The other method consists of purchasing, updating and selling property within a 6 monthtime frame and generating a 30% return on investment. This method can also be expanded intoan options situation whereby the investor puts a property under contract to be sold to him bygiving the seller a $1,000.00 deposit while signing a P&S agreement. After the agreement is signedby both parties and the investor has legal footing, the investor locates a contractor and proceedsto sell the contract. The time for performance in most agreements is ninety days. Within thattime frame the investor collects the difference between what his agreement says that he is payingand what his purchaser is paying him. This transaction is accomplished by using an assignment. If the investor sells his agreement for $5,000.00 in ninety days he will have effectively gotten anannualized profit ratio of 20 to 1. The other section of the book explains how to track and capitalize on public informationavailable in the Probate Court System to generate a fantastic income.
